Real property services: The company's objective in this field is to provide a service which is, perhaps, a shade different from that provided by the average Spanish lawyer's office. Above all, we understand and recognise that the whole process is foreign to most of our clients, even those who are entirely familiar with the process in their home country.
As a matter of course we will consider with our clients the - not always obvious - implications for them of their initial instructions to us. Amongst other matters, we will consider the question of title (which may be, inter alia, sole, joint, corporate - onshore or offshore - trust, or various combinations thereof), and the consequent potential tax effects of our client's preference.
We will provide, within our standard quoted fee, drafts of all Spanish documents needed to be sworn by our client before a Notary.
We can and do act for clients, both private and corporate, in real property matters throughout Spain (including Costa del Sol, Costa Blanca, Balearic Islands (Mallorca Menorca, Ibiza), Canary Islands, Madrid, Barcelona and other business and population centres). Inevitably, given where we are, the principal volume of our work in the real property field tends to be in Andalucía.
Our clients range from the largest corporations - well-known international businesses - to private individuals. Often we work for professional firms, for trustees and for executors/administrators seeking to take possession of or liquidate estates.
Above all, we care that our clients and their professional advisors in their jurisdiction of residence know what is going on and have confidence in the process and the result.
We are prepared to negotiate special fee-scales with professional advisors who have reasonable expectations of providing agreed business volumes. In any event, our fees in the real property field are entirely comparable with those of other advisors, and sometimes less.
